The existing house was located over one foot into the current side-yard setback.  The current zoning requirements stipulated that the second floor addition must meet the current setback requirements.  This restraint actually was helpful to the design since it afforded us the opportunity to step the addition back from the side and the front and vary the massing of the second floor which softened its effect on the streetscape..
